International Falls, MN Amenities:

This is a beautiful 75 acre parcel located on the Rainy River in International Falls, MN that was purchased by Ultimate Development, LLC from Boise Cascade August, 2006.
 
11 acres, on the far East end of the parcel, were sold to the City of International Falls.  The City plans to develop their site for recreational use.  They are also planning to build a National Park Headquarters Facility.
 
On the far West end of the property, we have 10.25 acres under option with GSA to build a 35,000 square foot Homeland Security Facility.
 
Adjacent to the parcel owned by the City of International Falls, we plan to build a large log lodge with residential condominiums on the top floor.  The condominiums will be offered for sale.  An owner will have the option to place their unit into a rental pool with the lodge.  The lodge will manage the rental pool when the condominium is not being occupied by the owner.   The owner and lodge will share the net revenue received from the condominium rentals.
 
The lodge will include a convention center, business center, restaurant, lounge, fitness center, indoor/outdoor water amenities and tennis courts. 
 
Paved walking/biking trails will be built around the perimeter of the property. 
 
Small log cabins featuring fireplaces, cooking accommodations and an attached garage will be built near the lodge. 
 
In addition to the above plans, there are approximately 40 acres available for sale and/or development.  Water frontage is available, as well.
